“Who signed the extensions?” I asked.

“What are the terms of default?”
“Section fourteen of the lease allows for immediate termination and eviction upon ninety days of non-payment, without the need for a cure period, if the tenant has defaulted previously,” Arthur said. “And he defaulted once last year.”
“So we can terminate the lease immediately,” I said.
“Yes,” Arthur confirmed. “We can issue the notice tonight. It will be legally binding by tomorrow morning.”
I looked at the digital clock on the dashboard.
